The Granary is a detached barn conversion sleeping up to 4 guests (+ travel cot) in a peaceful south facing cottage, overlooking the Exmoor countryside. The Granary has a 4 star Gold rating from Visit England and has been deemed perfect for families, cyclists and walkers!
The property is finished to a high standard and is comfortably furnished and well-equipped. Entering through the boot room with ample space for shoes and coats, you find the open-plan living space with charming beams and exposed stone wall at one end, three south facing windows look out over the farm and surrounding countryside. The living space has a lounge area with solid oak floors, TV with Sky, Freeview, DVD player, and a CD player. Wifi is available throughout the property. Superfast broadband recently installed. The kitchen and dining area is well-equipped with electric cooker and hob, a microwave, fridge/freezer, dishwasher and washing machine. Downstairs are two double bedrooms, both with en-suite shower room with toilet. There are also some highly productive free-range hens and Indian Runner ducks on site too, plus Red, Fallow and Roe deer are often seen on the farm as well. There is also the option of taking your horse on holiday. Please note: There is little or no mobile phone signal in Luxborough, however you can obtain some signal a short drive up the road. Wifi is available in the property at no extra cost and there is a landline phone at the farm that you can use on request. The Granary is situated in close proximity to Harthanger View and Mill Cottage, which is are two other holiday properties, sleeping up to 4 and 6 guests respectively. Each cottage has allocated parking facilitates and the outdoor areas are separate and enclosed. There is space for 2 cars. The property will be ready from 3 pm on the day of your arrival. Please depart by 9.30 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests. A travel cot and high chair can be provided, please request this when you make your booking. Please note, only a bottom sheet will be provided for the cot, other bedding will not be provided. Electricity and heating costs are included in the price of your accommodation. The Granary is fitted with oil-fired central heating. The bedrooms have underfloor heating, it is a warm property! Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips. A small amount of tea, coffee, sugar and milk (and cake!) is provided to ensure you can have a hot drink as soon as you arrive. Cleaning materials such as washing up liquid, dishwasher tablets and washing powder will be present in the property. One or two toilet rolls will be provided for each toilet. Sorry, dogs are not permitted in The Granary. The Granary is strictly non-smoking.

The enclosed patio is directly outside the property and is accessed through the French doors from one of the bedrooms, there is patio furniture and barbecue provided. EV charging point now available! Equestrian facilities - available to guests on a DIY basis from March through to the end of October The farm has direct access to excellent hacking including the famous Coleridge Way bridle path. What better way to explore the local countryside than on horseback? The farm offers modern stabling facilities in a newly converted American Barn. There is a wash down area and large secure tack room with drying facilities. Individual turnout paddocks can be provided and hay and straw is included in the price. Charges are £20 per night per horse for stabling and turnout.

The region
+ MoreLuxborough is a peaceful hamlet in the Brendon Hills of Exmoor National Park, about 6 miles south of Dunster. Three tiny settlements -- Churchtown, Kingsbridge, and Pooltown -- nestle in a wooded valley at 600 feet.
This is a deeply rural corner of Exmoor where farming... and forestry have replaced the iron mining that once sustained the community. The ancient Church of St Mary in Churchtown dates back to the 13th century, with a medieval stone cross in its churchyard that is a scheduled ancient monument. Many of the cottages in the area are thatched, and the pace of life is wonderfully unhurried.
The Washford River rises near Luxborough and flows through the valley, giving the hamlet of Pooltown its name from the many pools along its course. The surrounding woodland is rich with wildlife -- red deer, buzzards, and woodland birds are regularly spotted.
Luxborough has no shops or general stores. The nearest everyday amenities are in Dunster (6 miles north), which has a good range of independent shops, a post office, butcher, and galleries. The market town of Watchet (7 miles northeast) and Minehead (9 miles north) offer supermarkets, pharmacies, and a wider range of services.

The Royal Oak Inn -- A 14th-century country inn at the heart of Luxborough, serving four cask ales, real West Country ciders, and freshly cooked seasonal food using local produce. The original flagstone floors, stone walls, and open beams give it wonderful character. There are three intimate dining areas including The Green Room (just three tables) and The Red Room for special occasions, plus a pleasant courtyard for sunny days. Tea rooms and cafes -- Dunster has several charming tea rooms and cafes along its medieval High Street, perfect for cream teas after exploring the castle.

Pebbles Tavern -- A welcoming harbourside pub in Watchet with real ales and good pub food, overlooking the marina.
The Star Inn -- A traditional 16th-century inn near the harbour serving pub classics and local ales in a cosy setting.

Croydon Hill -- Managed by Forestry England, the woodland at Croydon Hill above Luxborough offers walking trails and birdwatching with stunning views across the Brendon Hills and beyond. Free parking at Nutcombe Bottom car park.

Dunster Castle -- A striking medieval castle set in beautiful gardens, managed by the National Trust. Approximately 20 minutes by car. The village of Dunster itself is one of the finest medieval villages in England.
Dunkery Beacon -- The highest point on Exmoor at 1,705 feet, offering spectacular 360-degree views. Accessible from several walking routes in the Brendon Hills.
Wimbleball Lake -- A beautiful reservoir on the southern edge of Exmoor with walking trails, fishing, sailing, and kayaking. Approximately 20 minutes by car.
Tarr Steps -- An ancient clapper bridge across the River Barle, surrounded by wonderful woodland walks. Approximately 30 minutes by car.
West Somerset Railway -- Heritage steam railway running 20 miles from Bishops Lydeard to Minehead, with stations at Watchet, Dunster, and Blue Anchor.
Watchet -- A characterful harbour town with maritime museums, fossil-rich beaches, and connections to the poet Samuel Taylor Coleridge. Approximately 20 minutes by car.
Walks from Luxborough
Croydon Hill -- Head north from Churchtown through ancient woodland to Croydon Hill, the site of an Iron Age hill fort. Forestry England manages the woodland here, and the hilltop rewards with panoramic views across the Brendon Hills and Somerset countryside. Free parking at Nutcombe Bottom. Approximately 3 miles circular.
The Coleridge Way -- This 51-mile long-distance footpath passes through Luxborough on its route from Nether Stowey in the Quantocks to Lynmouth on the Exmoor coast. Walk a section from Luxborough to Wheddon Cross via the Brendon Hills ridgeline for far-reaching views, or head east towards Roadwater. The route is well waymarked throughout.
Brendon Hills Ridge Walk -- Climb from Luxborough to Lype Hill (1,388 feet), the highest point in the Brendon Hills range, for lovely views over the Exmoor and Somerset countryside. Continue along the ridge via Lype Common and Colly Hill. A quieter, less-visited alternative to the busier parts of Exmoor. Approximately 9 miles circular via Wheddon Cross.
Washford River Valley -- Follow the Washford River downstream from Pooltown through pastoral farmland and wooded valleys. A gentle, level walk suitable for most abilities.
Dunkery Beacon -- The highest point on Exmoor (1,705 feet) is accessible from the Brendon Hills. Drive to Wheddon Cross and walk up via Dunkery Gate for a spectacular summit with views to Wales, Dartmoor, and the Quantock Hills.
Beaches
Dunster Beach -- A pebbly beach with a National Trust car park, approximately 20 minutes by car. A quieter alternative to nearby Minehead.
Minehead -- Sandy beach and traditional seaside town approximately 25 minutes by car. The start of the South West Coast Path.
Blue Anchor Bay -- A wide, quiet beach with views across the Bristol Channel to Wales, approximately 20 minutes by car.
North Devon beaches -- The golden sand beaches at Woolacombe, Croyde, and Saunton are within reach for a day trip, approximately 1 hour 15 minutes by car.

Full arrival information and directions will be sent after your booking is paid in full. Luxborough is a remote hamlet in the Brendon Hills of Exmoor, and a car is essential for your stay. The nearest mainline train station is Taunton (approximately 30 miles). From Taunton, the most practical onward travel is by car or taxi. There is no regular bus service to Luxborough itself.
